World Cup and real estate: the trend

A vast program of modernization and construction of new and different infrastructures and real estate is being carried out in Morocco after FIFA awarded the final stages of the 2030 World Cup to the Kingdom.
In this perspective and taking into account what the real estate sector can represent during this deadline and taking into account its timing which tends towards “relentlessness”, the trend is turning for real estate especially in the cities concerned by the global event such as Rabat, Casablanca, Marrakech, Fez and Tangier.
As a result, for example, Marrakech, the ochre city, is seeing its demand for properties intensify, with the figure increasing by 45%, illustrating the persistent attraction of this city as a preferred destination for all real estate seekers from around the world because it is not Moroccans from here but from elsewhere and all foreigners from around the world who come here.
According to Mubawab, the demand for high-end properties, valued between 3 and 5 million dirhams, is experiencing significant growth, supported by Moroccans living abroad.
Tangier, which has been experiencing an upward trend since the implementation of the High Speed Line (LGV) and especially its rapprochement with Spain and Portugal, is seeing its demand increase, particularly for F3 type apartments (two bedrooms and a living room), often popular with couples and small families. “This demand is particularly strong for properties of around 75 to 80 square meters, with a budget of around 500,000 Dirhams.”
Casablanca, studios and family apartments, in new developing neighborhoods such as Oulfa and Dar Bouazza, are experiencing strong appreciation. “Generally speaking, 70% of demand is concentrated on properties under 1 million dirhams.” As for rental investment, it focuses strategically on areas such as Casablanca Finance City and the Bourgogne district, targeting safe investments recognized for their economic dynamism and their appeal to investors.
The same goes for the Capital City of Light where real estate is breaking unimaginable records due to the fact that you can no longer find plots of land in Rabat except in its surroundings such as Tamesna, Ain Atiq, Guich Loudaya…
